JMI Realty (JMI) was appointed by the City of San Diego and the San Diego Padres to act as the Master Developer of the Ballpark District, a comprehensive plan to revitalize San Diego’s aging downtown, particularly the East Village area that would include the new park.

Part of the redevelopment plan for this prime downtown real estate also included a $250 million, 634-unit residential project, 4,738 m² (51,000 ft²) of retail space, and a 37-story tower, which was first approved in 2005.
